Mortgage Inspections are generally required by lenders anytime financing is involved. Inspections are not the same as boundary surveys. Mortgage Inspections are more of an exhibit for the lender to show that the property has legal access and that all permanent improvements lie within the boundaries of the property they are providing financing for. Mortgage inspections are generally cheaper than a traditional survey, but the land surveying firm you choose should be contacted prior to scheduled closings to make sure of their time frames and current rates.

To expedite estimates we ask that you supply a copy of your legal description from either your abstract, title opinion or other source that provides the full legal. Tax receipts are acceptable if the book and page is shown.
What is a legal description you ask? This is what is found in your deed, this is the foundation that the entire survey is built on.
What if I can’t find my description? Please provide the full legal name of the individual that has title to the land and the county that it would be recorded in.

Definition of Cadastral from Miriam Webster dictionary is defined as follows: “showing or recording property boundaries, subdivision lines, buildings, and related details.” When a boundary survey is conducted, most people don’t understand why the cost is much greater and the completion time is so much longer than per say a Mortgage Inspection. Surveying boundaries requires a professional surveyor to “follow in the foot steps“ of the previous surveyor. Sometimes that is easier said than done and that is where the knowledge and education of professionals comes in. It takes years to become competent in understanding boundary law, surveying procedures, and the ability to apply all of that in a way that protects the public and all adjoining land owners. Boundary surveys are depicted on what is known as a Plat of Survey which shows the boundary of your property in relation to flood zones if applicable, encroachments, improvements in relation to boundaries, existing fence lines, utilities, right-of-ways, easements if applicable, building set back lines, and any other pertinent information that is required by State regulations to be shown. Plat of Surveys come in all shapes and sizes and will vary in appearance between each survey company. All land surveyors in the State of Oklahoma must abide by the Minimum Standards that are regulated by a State Board when performing any type of survey. So no matter how extravagant some Plats may be, you will find all of the pertinent information required by state regulation.
Best way to become a land surveyor is start as soon as possible. Land surveyors are dwindling across the U.S., a lot of people think land surveying became obsolete after Lewis & Clark and that’s a major hurdle to overcome in this profession. To meet all state requirements for licensure in Oklahoma you must complete a Bachelor’s in a surveying related field with 4 years of progressive experience, an Associates in a surveying related field with 6 years of progressive experience or two other methods that can be found under the 4 paths to licensure on the OKPELS website. After completing education and work experience you must pass two national exams and two state specific exams before obtaining licensure.
